“The Bondi” Penthouse Changes Hands for $16.25M

A luxury penthouse atop “The Bondi” development has changed hands for $16.25 million, highlighting the continued strong demand for premium Bondi Beach real estate.

The three-bedroom, two-bathroom property, featuring floor-to-ceiling glass with ocean views from every room, was sold by commercial property executive Joshua Berger and his wife Michelle. The couple purchased the property in 2016 for $7,575,000 from former Ramsay Healthcare chief Chris Rex, yielding them a substantial return despite reportedly being discounted from an initial asking price of $18 million.

Designed by PTW Architects, the penthouse includes exclusive amenities such as personal valet and concierge services. The prestigious property, developed by Allen Linz and Eduard Litver, is now owned by Danielle Elkorr, who has demonstrated previous interest in Sydney’s premium real estate market.

The transaction comes as billionaire Will Vicars expands his already significant holdings in Bondi Beach, purchasing his seventh investment property in the nearby Pacific building. His latest $2.55 million acquisition brings his total investment in the Linz and Litver-developed block to over $45 million.

Both sales were handled by Steven Chen of The Agency, who declined to comment on the transactions.



These high-value sales underscore Bondi Beach’s position as one of Sydney’s most sought-after coastal locations, where luxury properties continue to attract wealthy investors despite broader market fluctuations.

Avra in Bondi Beach Achieves $89M in Sales in Eight Days

Avra, a new Bondi Beach apartment development has secured $89 million in off-the-plan sales within eight days of market launch. The 18-unit boutique block located in Curlewis Street has attracted buyers from Dover Heights, Tamarama, and Manly on the northern beaches, with three-bedroom apartments selling between $9 million and $15 million.

The development, named after the Greek goddess of breeze, has already sold half of its units. Three four-bedroom penthouses remain available, ranging from 330sqm to 350sqm and priced from $23 million to $25 million. These penthouses are positioned as superior to the AYA penthouse in Aqualine at 45 Hall Street that sold for approximately $22 million last month.

Located just one block from Bondi Beach, the Curlewis Street development features apartments ranging from 180sqm to 211sqm, all with north-facing orientation.

The ground floor will house retail spaces, including a French restaurant and high-end providores, set to redefine the street with a new luxury precinct.

The apartments showcase premium finishes throughout, with kitchens featuring curved Champagne quartzite countertops and state-of-the-art appliances from Gaggenau, Wolf, Sub-Zero, and Miele.

Each residence includes stone vanities, freestanding stone baths, and infrared saunas. Private atria filled with natural light and landscaping by renowned designer Myles Baldwin enhance the living spaces, complemented by expansive private balconies.

Developed by Clutch and designed by PDB Architects and Woods Bagot, the project’s design draws inspiration from the sculptural forms of waves. The development aims to create a property that matches Bondi Beach’s iconic status while delivering Mediterranean villa luxury. The design incorporates soft curves and flowing shapes, with careful attention paid to every detail of these residences.



The market response indicates buyer confidence in market stabilisation and anticipated interest rate reductions, with current prices secured during the construction phase of the development.

Agent Defends $1 Million Price Tag of Bondi Beach Parking Spot

In a bold prediction, real estate agent Ric Serrao defends the eye-watering $1 million price tag attached to a single parking spot at Bondi Beach, claiming its value will double within five years.

The parking space, located in the secure garage of the exclusive 2-4 Notts Avenue address, has garnered significant attention since its listing. Serrao, from Raine and Horne, justified the hefty asking price stating, “What’s a million dollars today, in five years, is going to be $2 million.”

This justification comes as the price for this parking spot stands at more than three times the amount a similar space in the same complex sold for earlier this year. In January, a comparable parking spot was auctioned off for $304,700.

Serrao emphasized the high demand for parking in proximity to Bondi Beach, one of Sydney’s most popular coastal destinations. He recounted a recent sale where a $1 million offer was made solely for a garage attached to a $3.75 million apartment, underlining the premium placed on convenient parking in the area.

“You’d be amazed how common and how much in demand parking close to the beach is and what someone’s prepared to pay,” Serrao explained.



The agent also highlighted the potential for these parking spaces to serve as long-term investments. According to Serrao, a well-located garage in the area could generate rental income of between $250 to $300 per week.
